Southport - Attractive development opportunity exists for a 58 stand residential development or as a retirement/senior lifestyle village.

All approvals for this proposed development are in place and a developer can start marketing, selling and developing immediately.
This project is ready to roll with all the homework done and dusted.

The proposed development is in 3 phases (1, 2 and 3).

Develop all 58 residential stands in the proposed 3 phases or divide into bigger 1ha stands/plots or combine all 3 subdivisions/phases into a single larger smallholding property.

An Environmental Impact Assessment has been completed and approved together with the necessary Environmental Management Plan (EMP) drawn up and approved.

Development Facilitation Act (DFA) approval/judgement is in place after submission of the following specialist reports/plans;

• Town Planner
• Surveyor
• Civil Engineer
• Geo-tech Engineer
• Environmental Practitioner
• Wetland specialist
• Tree Identification
• Forest Delineation
• Heritage Council

COGTA (province) has issued commencement certificate based on confirmation/proof that the necessary infrastructure and services are in place as contained in letters/certificates from the following utilities and municipal entities:

• Eskom certificate stating that there is sufficient power available for the proposed development.
• Dept of Transport letter stating that the entrance to the development from the tar road D179 complies with their requirements.
• Ugu District Municipality stating that there is a sufficient supply of water.
• Hibiscus Coast Municipality confirmation that the refuse will be removed.
• Ugu District Municipality and Hibiscus Coast Municipality approval for sewage disposal.

NOTE - The water certificate requires a payment or "development donation" of R15000.00 per 58 stands in phase 1, 2 and 3. The civil works for these 3 phases has been done e.g. roads and Eskom reticulation from the existing transformer. There are two existing transformers 1 x 16 KVA single phase and 1 x 50 KVA 3 phase.

Survey and pegging/marking of all the boundaries for the 58 stands in phase 1, 2 and 3 is complete. The diagrams have been approved by the Surveyor General in Pietermaritzburg.

Close to town and all amenities including shops, banks, schools, sports and recreational facilities/clubs, Blue Flag beaches, restaurants and tourist attractions.

Only 1 hr and 15 mins south of Durban and within commuting distance to all South Coast towns like Port Shepstone, Margate, Shelly Beach or even Scottburgh.

This project can commence immediately with all the requisite approvals in place.
